At the corner of ul. Przyczółkowa and ul. Pałacowa, right by Wilanów's Biedronka, stands a low, unassuming retail building that is easy to drive past without a second look. This is Vis à Vis Wilanów, a retail park that opened in 2018 as the fourth location of this chain in Poland, after Toruń, Radom and Łódź. It was built jointly by Capital Park and Real Management, and within its first months of operation it was already fully leased.
The scale is modest next to the big shopping malls, but solid by Wilanów standards: seventeen retail, service and food units across roughly 4,300 square meters of leasable space, plus 104 parking spaces in front. That size is exactly what makes the park function as the district's everyday backup, a stop along the way rather than a destination in itself.
Decathlon stays, the owner changes
The longest standing anchor tenant is Decathlon, which has occupied 607 square meters here since the park's opening in 2018. The chain recently renewed its lease for further years, something Eliza Wielgus, senior asset manager at Real Management S.A., described as confirmation of a good, trust based partnership and of the park's appeal as a place to do business. For residents, that is in practice a guarantee that the sports store at this address is not going anywhere soon.
The retail park itself changed hands in the meantime. In July 2024, Capital Park sold a sixty six percent stake in Vis à Vis Wilanów to two investors: Precordia Capital, owned by Jerzy Motz, and Septyma, owned by Piotr Beaupre. Management of the property passed to Real Management Services, part of the Real Management S.A. group. The value of the deal was not disclosed.
For someone who parks by the same building every week on the way to the Biedronka, a change of ownership and a lease renewal with Decathlon sound like backstage details nobody notices. In practice they mean one thing: the building at Przyczółkowa 219 stays in its current form for years to come, with no demolition or major redevelopment on the horizon, unlike what keeps coming up in other parts of the district.
