The same question keeps coming up. Why does a district of almost forty five thousand people not have its own large shopping center. The first attempt came from developer GTC, which planned a mall on the corner of Przyczółkowa and Branickiego. The project collapsed after residents objected, and the mayor of Warsaw, Hanna Gronkiewicz-Waltz, refused to approve construction. Years later the company sold the plot for ordinary residential blocks. Now a mall is coming after all, just a bit further down the road.
The new project is called Wilanów Park and it will rise at the intersection of Przyczółkowa, Uprawna, Karuzela and Aleja Rzeczypospolitej, on the southern edge of Miasteczko Wilanów. The investment is led by Ceetrus Polska in partnership with Apsys, with the whole project managed by Nhood. The plot covers more than 7 hectares, and the retail and service building itself will take up more than 50,000 square meters.
What Exactly Is Coming
The building will hold 166 units, including clothing stores, electronics and service points, anchored by an Auchan hypermarket and a Decathlon sports store. On top of that there will be a multiplex cinema and a year round orangery, plus a hotel, coworking space and offices in the office section. Next to the center a public city park of more than two hectares will open, available to all residents, with areas for play, relaxation and sport, not just for shoppers.
The investment is expected to cost more than 200 million euro and create more than 760 new jobs. The developer has already obtained an environmental decision and filed for a building permit, but construction itself has not started yet. Opening is planned for the end of 2028, so residents of Wilanów will wait at least two more years for a mall of their own.
Until then, any shopping bigger than the local corner store means a trip to the malls in Ursynów or Mokotów. Wilanów Park is meant to change that and give the district something it has lacked since Miasteczko Wilanów was first built: a place where a cinema, shops and a park sit next to each other, no car required.
