In Błonia Wilanowskie, on ul. Wiedeńska, another small estate of single family houses is going up. It is called Wiedeńska Residence, built by developer Ciril. The sales office for the project is at Wiedeńska 22, a dozen or so kilometres from central Warsaw. The plan calls for twenty terraced and semi detached houses, built of brick, each with its own garden, inside a gated plot with video intercom and security.

Nine houses are already for sale. The smallest are 173 square metres with five rooms and start at 3.15 million zlotys. The largest, at 265 square metres with six rooms, are priced at 4.655 million zlotys. Per square metre that works out to between 17,100 and 18,500 zlotys, close to the average price per square metre for this part of Wilanów, which the Rynek Pierwotny portal puts at 17,600 zlotys. The finish is developer standard, not turnkey, and the houses have two storeys with a garage space included in the price.

Getting there and the surroundings

Błonia Wilanowskie sits on the western edge of the district, closer to Ursynów than to the palace and Jezioro Wilanowskie, and it is one of the parts of Wilanów that is only now filling in with new development. The nearest metro station, Natolin, is about two kilometres away, the nearest tram stop about 1.1 kilometres, and the nearest bus stop just 560 metres from the development. The developer's sales material also points to the nearby Park Natolin and the Vistula river, which for buyers of a house with a garden can matter more than the distance to the district centre.

The listing first appeared on the Rynek Pierwotny portal on 28 October 2025, and the list of available houses was last updated in early July 2026, so sales have been running for close to a year now. Handover of the whole development is planned for the first quarter of 2027. It is another sign that Błonia Wilanowskie, long treated mainly as a natural extension of Miasteczko Wilanów, is now drawing developers who build not blocks of flats but single houses in terraced and semi detached rows. Anyone looking for a house with a garden closer to Ursynów than to the district centre now has one more concrete listing to check.
